Nearly every Florida homeowner has been impacted by strong storms
If you’ve been a resident of Florida for any length of time, you’re likely no stranger to the power of storms. Over the years, we’ve witnessed firsthand the increasing strength and severity of these natural phenomena. From hurricanes to tropical storms, summer thunderstorms and hail storms, Florida’s vulnerability to extreme weather events has become more pronounced. In this section, we’ll explore the impact of storms on roofing systems, the challenges they pose, and the importance of addressing them quickly and correctly.
Wind damage takes many forms on different roofing types. Sometimes its quite easy to spot from the ground (missing shingles/tiles). Other times, you need to get on to the roof to do a proper inspection. Here is a list of how wind can affect the most common roofing systems:
Lifted or Missing Shingles:
Inspect your roof for any shingles that have lifted or completely blown off. Missing shingles expose the underlying layers and can lead to leaks.
Creased shingles:
Both architectural and three tab shingles can be lifted by wind without ripping off, and the result are large crease marks at the tops of the shingles.
Displaced Tiles:
Inspect the roof surface for any tiles that have shifted or moved. Displaced tiles can create gaps where wind-driven rain can penetrate.
Cracked or Broken Tiles:
Wind can crack or break individual tiles. Inspect the entire roof for visible damage.
Loose Ridge/Hip Caps (above photo from Cape Coral after Hurricane Ian):
Ridge/Hip caps are the tiles along the roof’s peak and hips. Make sure they are securely attached; loose ridge caps can allow wind and rain to enter.
Dents or Deformations:
Inspect the metal panels for dents, creases, or other deformations caused by flying debris. These affect both aesthetics and functionality.
Loose Fasteners:
Check the screws or nails securing the metal panels. Loose fasteners can compromise the roof’s integrity.
Remember that safety is paramount when inspecting roofs. If you’re unsure or suspect significant damage, consult a professional roofing contractor. Regular inspections and timely repairs can help prevent further issues. Stay safe! 🏠💨🛠️
Florida’s unpredictable weather includes occasional hailstorms that can wreak havoc on roofs. In this section, we’ll explore the impact of hail on different roofing materials
Granule Loss:
Inspect the shingles for missing granules. Hail impact can dislodge granules, exposing the underlying asphalt layer. Granule loss weakens the shingle’s protective barrier.
Bruising or Dents:
Look for bruised or dented areas on the shingles (above photo from Groveland 2023). These may appear as circular depressions caused by hailstones. Run your hand gently over the surface to feel for any irregularities.
Cracks or Tears:
Check for cracks or tears in the shingles. Hail can cause fractures, compromising the shingle’s integrity.
Chipped or Cracked Tiles:
Inspect individual tiles for chips or cracks. Hail impact can break or chip the surface, affecting both aesthetics and functionality.
Displaced Tiles:
Look for tiles that have shifted or moved. Displaced tiles can create gaps where water can penetrate.
Loose Ridge Caps:
Ridge caps (the tiles along the roof’s peak) should be secure. Loose ridge caps may indicate hail damage.
Dents or Dimples:
Examine the metal panels for dents or dimples caused by hailstones. These may be subtle, so inspect carefully.
Exposed Fasteners:
Check the screws or nails securing the metal panels. Hail impacts can loosen fasteners, affecting the roof’s stability.
